*Pre-move questionnaires (orientation & home search) are sent to our clients to form an individualized assessment of their relocation needs.

TENANCY MANAGEMENT
>Pre-move and Hand Over Services
*Property and furniture preparation according to contract
*Final property cleaning before move-in date
*Final property status check by WGD Real Estate follow-up service staffs before move-in date
*Accompany the client for check-in procedure with property management officer
*Check the status of the property, furniture & appliances and sign on the inventory List
*Check water, electricity and gas meters, sign on the meter lists
>Services over the Duration of the Lease
*A follow-up inquiry call within 7 days after Clients’ move-in
*An Inquiry for further follow-up every three months after our clients move in
*Cards & gifts will be sent to our clients and their families on all important holidays
*24 Hour hot-line service will be provided for our clients for any emergency requests
*Liaison between our clients & landlords
>Expiry of the Lease
*In case of extension:
1) Inform our clients’ Admin about upcoming lease expiration, receive instructions from them on the length of renewal, give an instruction to them on the prevailing market rental for the Leased property.
2) Discuss with our clients on Lease Renewal conditions and renovation requests
3) Inform landlord of the Lease extension, help to renegotiate a new lease term
4) Stipulate the extension contract
5) Arrange & supervise relevant renovation work
*In case of termination:
-Inform the landlord of the Lease termination at the time regulated in the contract
-Check the property with Clients before expiry date
-Help Clients to do repair and cleaning work if required
-Assist in check-out procedure on check out date, make sure the signature on a whole set of Check
out List by both the landlord and tenant
-Assisting in utilities payment to the management office
-Assist in getting back the deposit
CORPORATE ADMINISTRATION ASSISTANT
>Contract Management
*Establish computerized Corporate Contract Management Chart (including tenant information, landlord information, rent, payment time, lease term, deposit status, extension status…see the appendix)
*Update Corporate Contract Management Chart and send to our clients’ Admin Dept every month
*Inform the upcoming lease expiry and arrange relevant follow up work
>Payment Management
*Collecting all the Debit Notes, utilities fees bills and other charges bills from both the landlords and management offices at the end of each month.
*Screen all the bills, make sure there are no double payments, over payments and other mistakes
*Break down all the bills according to the properties, make Monthly Payment Management Chart
*Send our clients the Monthly Payment Management Chart with all the bills attached
*Ensure that every payment is done correctly and on time by clients
*Make sure all the payment will come back with official receipts
*Make sure the deposit has been returned back at the end of the Lease
