1.1  Property Management Before being lease out

 

1.1.1      Help to find client (WGD Real Estate will guarantee to rent out the property 

within 3-6months)

1.1.2      Renovating the property according to the landlord’s requirements, recommending the decoration company and supervising the process of the decoration. (landlord has to pay the renovation fee)

1.1.3      Handing the keys and arranging property visiting for all visitor

1.1.4      Pay all the public and any other property management fee (Landlord has to pay some money in advance)

1.1.5      Consulting the rent and contract issue with the client company and agent company in a professional way

2.1 Property Hand Over – entering into possession of leased premise

  

2.1.1      Conduct furniture purchasing together with the clients

2.1.2      Conduct phone and internet installation work and clean up all the unpaid bills

2.1.3      Set up utility connections

2.1.4      Conduct internal check before Move-in date

2.1.5      Conduct Check-in procedure together with the client, fill-in check-in   report, file the report

2.1.6      Provide the report to the landlord

2.2 During the Lease Term:

  

2.2.1      Conduct repair and maintenance work for the clients

2.2.2      Due diligence check for all the maintenance work and cost

2.2.3      Solving client’s complains

2.3 Property hand back – surrender of Leased Premise to landlord

  

2.3.1      Give calls to the clients three month before their lease expire

2.3.2      Inform the management office of the Check-out date

2.3.3      Conduct check out procedure together with clients, fill in check out list and mark out all the problems

2.3.4      Arrange disconnection of utilities of the property

2.3.5      Provide the landlord with check out list

3. Finance Management

 

3.1.1      Help to receive and pay the relevant fee

3.1.2      After paying the tax, take the leasing property receipt issued by the authority tax office, and send it to the landlord

3.1.3      Assist the landlord with changing the foreign currency, and send it to the appointed bank account (the procedure money is paid by the landlord)

3.1.4      Press to pay all the fee and check up the deposit

3.1.5      Provide the finance report in a appointed time
